Assessments and Payments
How much are the assessments?
Assessments are currently $480.00 per quarter, due on the first day of each quarter (January, April, July, and October).
When are late fees applied?
Assessments are due on the first day of each quarter. A payment not received within 15 days after the due date is past due, and a late fee of $10 or 10% of the quarterly assessment, whichever is greater, is charged. How can I pay my assessments?
Pay online by e-check or credit card through the owner portal, one time or with recurring payments: assuredcam.appfolio.com
Or mail a check payable to The Grand Island at Legacy Homeowners Association, c/o Assured Real Estate, PO Box 29159, Phoenix, AZ 85038. Write your property address on the check.
Will there be a special assessment?

I am behind on assessments. Can I set up a payment plan?
Yes. Submit a Proposed Repayment Plan: Proposed Repayment Plan
Under the Collection Policy, a repayment plan must be signed by the owner, completed within six months, and requires the owner to stay current on new assessments, unless the Board decides otherwise after a hearing.
Can late fees or fines on my account be waived?

Owner Portal and Account
How do I access my account online?
Register for the owner portal, where you can pay assessments, view your balance, submit maintenance and architectural requests, view compliance notices, and see shared documents. Request access here: assuredcam.appfolio.com

I cannot get into my owner portal. What should I do?
An email address is required to create a portal account. If you do not have access, send a General Question with your property address and the email address you want to use, and management will set up your account: General Question
How can I receive paperless statements and notices?
Register for the owner portal and sign up for electronic delivery of statements and notices. Paperless delivery is faster and saves the Association mailing costs.
How do I update my mailing address?
Submit the Update Mailing Address form: Update Mailing Address
It is each owner's responsibility to keep the Association informed of any change in mailing or email address.
Rules and Living Here
Are yard signs permitted?
No sign, poster, or other display may be shown without approval, except that an owner or resident may place one customary 18 by 24 inch "For Sale" or "For Lease" sign on the lot. Any other signage requires Board approval.
How many pets may I have?
A reasonable number of dogs, cats, or other household pets may be kept, which ordinarily means no more than two per household unless the Board decides otherwise. Pets may not be kept for any commercial purpose. Outside your home, pets must be in an enclosure or on a leash held by someone able to control the animal, and owners must clean up after their pets in the common areas.
What vehicles may I park or store in the community?
Inoperable or commercial vehicles (for example dump trucks or delivery trucks) must be kept in the garage. Recreational vehicles, campers, trailers, boats, and similar vehicles may not be kept on a lot without Board approval unless they are not visible from the private streets and stored behind the front of the home, and they may not be parked on the private streets. Camper trucks and similar vehicles up to three quarter ton used for everyday transportation are excluded, subject to Board approval.
What are the noise and nuisance rules?
No noise or other nuisance that is offensive or disturbing to neighbors is allowed. Speakers, horns, noisy or smoky vehicles, large power equipment, unlicensed off road vehicles, and similar items that may unreasonably disturb others require prior Board approval. Security alarms are allowed if they do not produce frequent false alarms.

What are the rules for trash and barbecues?
Trash must be kept in covered sanitary containers or enclosed areas. No unsightly articles, including clotheslines, may be visible from other parts of the community. Outdoor fires are not allowed, except barbecue fires in proper receptacles that do not create a fire hazard.
Can I install a satellite dish or solar panels?
Yes, with prior written approval of the Board. As minimum standards, satellite dishes must be ground mounted, and solar panels may not be installed on the roof. Both must be in a fully enclosed rear yard, reasonably screened from view of the golf course and the private streets, and no taller than the lowest point of the rear yard wall. How do I get a new remote for the entry gate?
Gate remotes have been sold by Western Door and Gate, (702) 839-3600, for $38.00 plus tax. Tenants must bring a copy of their lease, and owners must bring a copy of a utility bill.
How do I report a violation?
Use the Report a Violation form and include the address or nearest cross streets and, if possible, a photo: Report a Violation
With a photo, a notice can be sent right away; otherwise the violation is confirmed at the next inspection. Your information is kept confidential. Compliance inspections are done about monthly.
I received a violation notice. How do I respond?
Submit a Violation Response with the violation date and whether it has been corrected, is not at your property, or needs more time, or whether you plan to attend a hearing: Violation Response
Rentals and Tenants
How do I register my tenant?
Submit the Tenant Registration form with a copy of the lease: Tenant Registration
Under the CC&Rs, a home may be rented only to a single family, under a written lease of at least 30 days that is subject to the Association's governing documents.
How do I register as a property manager for an owner?
Property managers and anyone else managing a property for an owner should submit the Property Manager Registration: Property Manager Registration
How many homes are owner occupied?
The Association does not track owner occupancy.
Architecture and Maintenance
How do I report a maintenance issue in the common areas?
Submit a Community Maintenance Request with the location (address or cross streets) and photos: Community Maintenance Request
Please submit one request per issue. The form works on your phone so you can attach photos on the spot.
Do I need approval to make exterior changes?
Yes. Changes to the exterior appearance of your home or lot require prior written approval of the Architectural Review Committee. Rear or side property walls may not be altered without prior written approval of the Board, the master association, and the owner of the adjacent golf course. What paint colors are approved?
Dunn-Edwards provides the approved paint color schemes for The Grand Island at Legacy, where you can download the schemes and order color chips: dunnedwards.com
Exterior painting still requires a Design Review Application. Include the specific colors and where each will be used; referencing another home is not enough: Design Review Application
Who maintains the street lamp in my front yard?
Each owner must keep any street lamp and photoelectric cell on their lot in good working order, and may not remove or replace it with a different type or style without prior written Board approval. Street lamps located in the common elements are maintained by the Association.
Board and Association
Is Grand Island part of a master association?
Yes. The Grand Island at Legacy is a subassociation within the Green Valley Village master planned community, and the property is also subject to the Green Valley Village master declaration. If the two conflict, the master declaration prevails.
When are Board meetings and how do I attend?
The meeting schedule and agendas are on the Board Meetings page: Board Meetings
Meetings are held by Zoom, and the meeting ID and passcode are on each agenda. Every open meeting includes a homeowner forum.
